Home/Sell

Selling

Know your position. Then move with clarity.

Selling is a supported decision, not a leap. Here is the sequence we follow with every seller, who does what, and where you decide.

Pricing analysis

A market analysis from recent comparable sales and current competition, walked through with you line by line. You see the data. You set the price. No instant valuation, no invented comps.

Preparation

Declutter, clean, fix the small things, neutralize, and handle curb appeal. We tell you what pays off and what does not, and a pre-listing inspection is an option for older homes.

Photography and launch

Professional photography once the home is ready, with video and drone where they help. Complete, accurate data on every MLS and the portals, showing instructions that respect your schedule, and a launch timed on purpose. Whitney Newsome, our Marketing Director, runs the marketing, and Emma Foley and Riley Hunter keep the MLS data right.

Feedback and offers

Showing feedback as it arrives and a weekly report of online activity, showings, and adjustments. Every offer reviewed with you on every term, then negotiated to the outcome you choose.

Contract to closing

Riley Hunter, our Client Success Coordinator, takes the file at contract: deadlines, documents, lender and attorney coordination, and the inspection negotiation, which she leads for every seller. A weekly update until the deed records.

Home valuation

What is your home really worth?

A short form and a conversation. We review recent comparable sales, the homes you would compete with, and your home's specifics, then walk you through the analysis. Usually within one business day.

Questions sellers ask

The honest answers

Will you tell me what my home is worth over the phone?

We will not guess. We prepare a market analysis from recent comparable sales and current competition, review the home, and walk you through the data. You set the price.

How do I know what is happening with my listing?

You get showing feedback as it arrives and a weekly report that covers online activity, showings, and what we are adjusting.

Do I have to make repairs before listing?

No. We separate what pays off (cleaning, small fixes, paint) from what does not, and some sellers choose to price a known issue instead of fixing it. A pre-listing inspection can inform that choice.
