Relocating to Fort Gordon: a housing timeline

A 90-day relocation timeline for households moving to Fort Gordon and the Augusta area, with the neighborhoods people choose by gate and the questions to settle before you arrive.

The short version

A Fort Gordon relocation works on a 90-day timeline. At 90 days out, decide buy or rent, learn your gate, set a budget, and check schools by exact address. At 60, build a shortlist with alerts and tour. At 45, go under contract with a closing date that matches arrival. Two weeks out, close, remotely if needed.

The installation returned to the Fort Gordon name in 2025 after a period as Fort Eisenhower. It remains home to the U.S. Army Cyber Center of Excellence, and it is the reason a large share of our clients move to the area on a fixed date. This is the timeline we use with them.

90 days out: decide the shape of the move

  • Buy or rent. Decide whether you want to own on arrival or rent for a year and buy once you know the area. If renting, contact McBride Property Management at mcbride-pm.com directly.
  • Gate and commute. Ask your unit which gate you will use. It changes which neighborhoods make sense: Grovetown and south Columbia County for some gates, Augusta along Gordon Highway or Jimmie Dyess Parkway for others, North Augusta if you want South Carolina.
  • Budget. Set a total monthly housing number with the payment calculator and get pre-approved. VA buyers should request the Certificate of Eligibility now; see the VA guide.
  • Schools. If schools drive the decision, use each district's official attendance-zone lookup for exact addresses: Columbia County School District, Richmond County School System, or Aiken County Public Schools. Listing descriptions are not authoritative.

60 days out: build the shortlist

  • Save a search with alerts so new listings reach you the day they appear.
  • Compare two or three areas with the comparison tool.
  • Schedule a video tour or an in-person trip. Many clients see six to ten homes in one day with us and write an offer before flying back.
  • Rank what matters before you tour, and score every home the same way.

45 days out: contract

  • Offers on a PCS timeline usually need a closing date that matches your arrival, or a rent-back if the seller needs time. Tell us the date and we will write around it.
  • Inspection and appraisal happen in the first two to three weeks after contract. Riley Hunter leads repair negotiation so it does not depend on you being in town.
  • Coordinate the household-goods delivery window with the closing date.

Two weeks out: close

  • Read the Closing Disclosure against your Loan Estimate.
  • Confirm wire instructions by phone with the closing attorney's office. Never trust emailed changes.
  • Arrange a remote closing or power of attorney if you cannot be present; the attorney will tell you what is allowed.

The areas people choose, and why

  • Grovetown for new construction, a short drive to several gates, and the county school district.
  • Augusta for the widest price range, older neighborhoods with character, and proximity to Gordon Highway gates.
  • Evans and Martinez for established Columbia County neighborhoods and the most-requested school zones, accepting a longer drive to the gate.
  • North Augusta for South Carolina's owner-occupied tax treatment and the river, with bridge traffic at rush hour.

Read the community guides for the honest trade-offs in each.

Questions this guide answers

Which neighborhoods are closest to Fort Gordon?

It depends on your gate. Grovetown and south Columbia County are closest for some gates, Augusta along Gordon Highway and Jimmie Dyess Parkway for others, and North Augusta if you want South Carolina. Drive it at your reporting time.

Can I buy a home near Fort Gordon before I arrive?

Yes. Many clients tour six to ten homes in one trip or by video, write an offer before flying back, and close remotely or by power of attorney where the closing attorney allows it.

Should I rent first or buy on arrival?

Both work. Buying on arrival avoids a second move; renting for a year lets you learn the area first. Rentals go through McBride Property Management, not the sales team.

This guide describes how The McBride Team works and the rules we see most often. Programs, forms, and fees change; the sources above are the current authorities, and your lender, closing attorney, and agent confirm what applies to you.
