Home/Buy

Buying

Buying, in the order it happens.

From the first budget conversation to the day you get the keys: what we do, what you decide, and what each step costs you in time. No pre-approval required to start.

Plan

Decide the monthly payment you are comfortable with, then work backward to a price. We separate loan cost from taxes, insurance, and dues, so two homes at the same price are never a surprise.

Financing

A pre-approval is a lender's review of your credit, income, and assets. It is not a guarantee, and it is not the same as what you want to pay. VA, FHA, USDA, and conventional loans each fit different situations, and we will introduce you to lenders who explain the difference.

Search

Choose areas before addresses. Search live MLS listings here and save the search, or let an agent set it up with you, so new homes reach you when they list and the shortlist stays short.

Tour

We see the homes together, or by video if you are relocating. The same criteria for every house, so the decision is about the home and not the moment.

Offer

Price is one term. Closing date, earnest money, due diligence, contingencies, concessions, and what conveys all matter. We write to win on the terms that matter to you.

Due diligence and closing

Inspect early and thoroughly. Riley Hunter, our Client Success Coordinator, leads every inspection negotiation and carries the file to closing. Georgia and South Carolina are attorney-closing states; you confirm wire instructions by phone before sending anything.

Questions buyers ask

The honest answers

What does it cost to work with a buyer's agent?

Compensation is set by written agreement before we show homes, and it can vary by transaction. We explain the agreement in plain language and answer every question before you sign anything.

How long does a purchase take?

Most financed purchases close 30 to 45 days after the contract is signed. Cash can be faster; appraisal scheduling, repairs, or a sale contingency can make it longer.

Who negotiates repairs after the inspection?

Riley Hunter, our Client Success Coordinator, leads inspection negotiations for every client on the team. Agents do not negotiate repairs individually.
