The short version
Buying across the Savannah River changes property tax treatment, which agent can represent you, the contract forms, and your state income and vehicle taxes. South Carolina assesses an owner-occupied residence at 4 percent of value once you apply; Georgia assesses at 40 percent with county millage and homestead exemptions. Both states close with an attorney.
The Savannah River is the state line, and the metro spreads across it. Many households compare a home in North Augusta or Aiken against Martinez, Evans, or west Augusta. The differences are real but manageable. This guide explains the categories; confirm specific figures with the county assessor and your lender, because rates, exemptions, and program rules change.
Property taxes work differently
South Carolina assesses an owner-occupied legal residence at 4 percent of value; other residential property is assessed at 6 percent. You must apply for the 4 percent rate with the county assessor after closing, and the difference is significant. Georgia assesses property at 40 percent of value and applies the county's (and city's, where applicable) millage, reduced by homestead exemptions you apply for. Neither system is universally cheaper; compare an actual bill for a specific home in each state before deciding.
Licensing and representation
An agent must be licensed in the state where the property sits. Several McBride Team agents hold South Carolina licenses in addition to Georgia; each team profile lists the states where that person is licensed, and we will pair you with the right agent for the property you choose.
Contracts and due diligence
Georgia residential contracts commonly use Georgia Association of Realtors forms with a due-diligence period during which the buyer may terminate for any reason. South Carolina contracts use different forms, and the inspection and termination terms are written differently. We walk through the specific contract before you sign in either state.
Closings
Both states are attorney-closing states: a licensed closing attorney handles the settlement and records the deed. You will receive the federal Closing Disclosure at least three business days before closing in either state.
Income tax, vehicles, and residency
Moving across the line changes your state income tax, vehicle registration, and vehicle property tax. Military households have additional residency rules. These are questions for a tax professional; we raise them so they are not a surprise.
Commute
North Augusta is minutes from downtown Augusta by bridge, with rush-hour traffic on the crossings. Aiken is a longer drive to Augusta and Fort Gordon and makes most sense for Savannah River Site or Aiken-based work. Georgia-side communities are closer to most Fort Gordon gates.

Questions this guide answers
Are property taxes lower in South Carolina or Georgia?
It depends on the home and the county. South Carolina's 4 percent owner-occupied assessment, applied for after closing, is often favorable; Georgia uses 40 percent of value with county millage and homestead exemptions. Compare the actual bills on the homes you are weighing.
Can the same agent show me homes in both states?
Only if licensed in both. Several McBride Team agents hold Georgia and South Carolina licenses; each profile lists the states, and the team pairs you with the right agent for the property.
Is the closing process different in South Carolina?
Both states are attorney-closing states and both deliver the Closing Disclosure at least three business days before closing. The contract forms and due-diligence terms differ, which your agent walks through before you sign.
